CURRENT SITUATION

    The site allotted for construction has an area of ​​3.06 hectares. It borders: from the north - with Avtomobilny passage, from the east - with an industrial zone with low-rise industrial buildings, from the south - with a railway freight station, from the west - with an undeveloped site. The undeveloped plot on the west side is leased by the customer and can be attached to the main plot. The difference in relief on the site up to 7 meters (rise to the south). At the same time, most of the site is planned; a retaining wall 6 meters high is located along the southern border of the site. The following buildings and structures are located on the site, which are maintained and reconstructed within the framework of this concept:

- five-story administrative building along Automobile passage

- five-story administrative building in the eastern part of the site

​

- one-story boiler room in the north-eastern part of the site

Also in the southeast corner of the site is a separate transformer substation with a switchgear, which is replaced by a built-in one.

FUNCTIONAL PURPOSE OF THE COMPLEX

In accordance with the task, the multifunctional complex includes:

- Ice Palace with three hockey fields with a built-in hotel, as well as catering and trade

- apartments

- offices

- boiler room

Ice Palace

​

  The Ice Palace is the basis of the compositional solution of the complex. The building is L-shaped in plan, with a long side extended along the southern border of the site, and thus separates the site from the railway, which makes it possible to organize a private territory of the apartment zone. The short side of the letter "L" is located along the north - south line in the western part of the site and separates the apartment area and the sports area. The five-story building existing in the northeast corner of the site is being reconstructed with a superstructure for a hotel and is connected with the Ice Palace by an elevated passage. The main entrance to the Ice Palace is located on the west side near the hotel. Trade and catering enterprises are located on the 1st floor of the short building of the Ice Palace and are associated with its lobby. They have entrances from Avtomobilny passage and from the west side of the site.
