CITY MANOR
Moscow

2005

The plot under construction is located in the middle of the quarter, bounded by Arbat Street, Starokonyushenny Lane, Kaloshin Lane and Sivtsev Vrazhek Street. This is the territory of the two-story building of the kindergarten, which is organically integrated into the environment and is surrounded by abundant vegetation - trees and shrubs. Therefore, it is quite logical to use the site occupied by the kindergarten building under the building spot, leaving the existing vegetation. Bearing in mind the proximity of a two-story residential building and, just built, a six-story building, it is logical to leave 2 floors in the development spot, as was the case in the kindergarten building. But you can raise the house to 2 floors in part of the building, facing the nine-story building in Kaloshin Lane. The house does not face the street. It is surrounded by a hedge and a dense ring of the rear facades of residential buildings. Therefore, our house should be below the surrounding buildings. And in its image it is an urban manor house with 4 front facades. Entrance to the territory, on assignment, is provided from the side of Kaloshin Lane. The entrance to the western facade is through the north gate. The car enters under an extended portico, covered with a pergola, and down the ramp into the garage. After passing through the main entrance, we find ourselves in the two-room space of the lobby, in the public two-story block, where administrative premises, a reception, meeting rooms and a winter garden are located on the ground floor. A round central front staircase leads to the second floor to the offices. Above the two-story public block there are 2 residential floors with an attic and a stall on the roof. This private zone can be accessed directly from the main office via the central front staircase, or you can use the elevator and side stairs. The residential building has a classic room structure. On the ground floor there is a common area with lounges, with access to the ground floor, on the second floor there are bedrooms. A feature of the location of the house in the block is that it is surrounded by windows facing the courtyard of residential buildings. Therefore, based on safety and privacy considerations, it is necessary to provide protection from prying eyes. This can be abundant landscaping of the architecture of the house, as well as a device for special glazing and protective pergolas. All these measures will help to organically fit the new building into the environment of the block.
