HISTORICAL INFORMATION

   At the end of the 19th century, this area was a factory block, where cloth factories, warehouses and markets were located. The waterfront was called the Commissariat. In 1901, the wife of the merchant P.K. Chelyshev from Bronnitsy ordered the construction of a tenement house from the architect I. Blagoveshchensky. The building permit document speaks of a three-story stone building, where shops and stores are located on the ground floor. On the second floor there is a restaurant and apartments, on the third one apartments. As a result, basically, the house was built with slight deviations from the project. This especially affected the facades. Apparently, there was not enough money to complete the project, and the main facade was not saturated with architectural details. The facade with protruding bricks is a facade at the stage of preparation for plaster and stone cladding...
  So the house stood until the sixties. In 1962, according to the project of I. B. Orlov, the building was reconstructed into a dormitory. Brick parapets disappeared from the roof over the eaves, window openings were broken, and entrance arches were laid. In this form, the building exists today. It functions as a hotel.

PROPOSAL FOR REORGANIZATION OF THE HOTEL COMPLEX

   The terms of reference for the design provides for the creation of a hotel complex of luxury apartments with an underground parking lot. The project proposal on the ground floor provides the main entrance from the waterfront into a single space of the lobby-hall, connected to two elevator halls with stairs. From here you can also go to the gym, sauna and pool. On the ground floor there are also areas rented out for shops, cafes or for public services for residents.

ARCHITECTURAL AND CONSTRUCTIVE SOLUTION

   The architectural style solution is based on the recommendations of historical and architectural research and design specifications. It is based on a preserved historical facade overlooking the Kosmodamianskaya waterfront. An increase in the number of storeys involves the reconstruction of the facade architecture. Visually, at the heart of this facade decision are three historical floors, complemented by architectural details, based on the design documents of 1901. The architectural "superstructure" of the facade continues the given theme and the rhythm of the rasterized pilasters, but is much easier and more modest in detail. The same theme, connected by cornices, "moves" to the rear facades of the building. Traditionally, the courtyard facade differs from the front main facade in detailing, and brick, cement-lime stucco, and artificial stone are used as materials for the walls. Bearing structures - frame, with monolithic ceilings. The design of the exterior walls is based on porous ceramic blocks lined with high-quality face bricks.
