    The multifunctional complex consists of three parts: Building A - a 4-8-storey apartment building with three underground levels, with built-in retail premises on the ground floor and an underground parking lot. Building B - an existing complex of buildings of a power plant recognized as an object of cultural heritage. The restoration and adaptation project provides for the construction of an office and shopping center. Building C - a 20-story building with apartments, retail premises on the 1st floor and a two-level underground parking lot.

BUILDING RECONSTRUCTION CONCEPT

 

   A plot of a multifunctional complex with an area of 1.73 hectares is located on Krasnopresnenskaya embankment. The site borders from the south - with the roadway of Krasnopresnenskaya embankment and a 4-storey administrative building. From the west - with the street of 1905. From the north - with a complex of buildings of the Trekhgornaya manufactory. From the east - with a 15-storey administrative building. The relief of the site with a slight difference in height, up to 1.5 m. On the site, the building of the power plant with water treatment, which has become an architectural monument, is of formative importance. This complex of buildings is located in the middle of the site (Building B). On the left side of the complex there is an idle thermal station. The project proposes to build a multifunctional complex with underground parking in its place. The idea of the concept is the desire to apply an ensemble solution to the entire composition. Therefore, a decision arose to use familiar industrial images to form two high-rise towers on a lingering two-story stylobate. This building is named Building A. It is located in the western part of the site, facing the 1905 street. On the right side of the site, the project assumes Building C. It will be located between Trekhgornaya manufactory and a 4-storey existing building in the eastern part of the site. The building is residential, but industrial forms can also be traced in the architectural image and details. 

 

BUILDING A


   The building consists of two high-rise towers standing on an extended two-story stylobate measuring 127.5 x 21 m. 25 residential floors. The building has 27 floors in total. In the stylobate part on the 1st floor there are retail premises and a fitness and spa center, on the 2nd floor - apartments. Entrance to the underground three-storey car park is provided from Krasnopresnenskaya embankment. Inside, the car park is divided by a double-track common entrance ramp into the car park for the residential part and for visitors to the complex. There are separate elevators for the parking of visitors leading to the 1st floor, as well as an exit from the east side for connection with building B. The passenger elevators of the high-rise residential part are panoramic and protrude beyond the contour of the towers.

 

BUILDING B

(ADJUST PROJECT)


The adaptation project provides for the construction of a shopping and office center in the complex of buildings with the restoration of facades, redevelopment of the interior. The main volume of the building - the former boiler rooms and turbine halls in axes 208-215 are used for the construction of a shopping center. Due to the presence of powerful supports for steam boilers and turbines in the volume of the first floor, the floors above the first floor are dismantled and rebuilt with alignment to a single mark of 4.30. The volumes of the boiler and turbine halls are combined (dismantling the wall along the K' axis). At the level of the coal supply gallery, an overlap is arranged for a large part of the hall at el. 11,200, with two-light space in the K'-O axes. Thus, the shopping center is three-story. The auxiliary volume of the building in the axes 201 "-208 on the 1st floor is divided between the shopping and office centers. Here are the main entrances to the buildings for both offices and the shopping center. The vestibules are provided through with entrances from the side of the embankment and from the side of Trekhgornaya manufactory. For connection between the levels of the shopping center, newly erected stairs are provided in axes A'-B, 208-209, 214-215, which are also evacuation. and in axes O-K' - escalators between floors 2 and 3. A passenger elevator connecting floors 1-3 is provided in axes 208-209 along axis B. Two freight elevators are placed along axis 214 in axes E-K' and connect 1- 3 floors In the shopping center on the 1st floor there are: a lobby in axes 205-209, a supermarket trading floor in axes 209-213 U-D, a restaurant in axes 209-215 K-B, a number of small trading rooms connected with the lobby in axes 2015-207' and 209-210, as well as boot and utility rooms in axes 214-215 U-E. The 2nd and 3rd floors are divided into a number of shops connected by U-shaped corridors. Bathrooms and a hall for freight elevators go to the corridor in axes 214-215. The office center occupies the auxiliary volumes of the power plant in axes 203-208, the former water treatment tower in axes 201-203 and the former coal elevator premises with conveyor galleries in axes 120'-204 B-D. On the 1st floor in axes O-U 201'-207 there is a transformer substation that provides not only the shopping center, but the entire complex together with buildings A and B. In the water treatment tower (in axes O-E 201'-203) additional floors are arranged , coinciding with articulations of existing windows, a stairwell and a passenger elevator. Thus, the tower becomes 8 above-ground floors. In the remaining parts of the building, existing stairs are used: in axes 201 "-202", in axes 203-204 and 205-207 with a new elevator in place of the existing one. Thus, the number of storeys of the office part is 1-3-4-8. In addition, the power plant complex includes a separate building of the former coal warehouse in the axes 110'-117' A-G'. The structure housed metal bunkers above and below ground level with loading and unloading devices above and below the bunker. There are no overlays. The design of the adaptation provides for the device in this building of a catering enterprise of the "street food" type. On the 1st floor there is a dining room and a bar-buffet, in the basement there are storage rooms, personnel rooms and technical rooms.

 

BUILDING C


19-storey apartment building. Dimensions in plan 55.2 x 19.3 m (axes) with a three-level underground car park. On the 1st floor there is an entrance group of the residential part and commercial premises.
