PROJECT OF REGENERATION OF RESIDENTIAL BUILDING
Moscow, Mansurovsky lane

2011

DESCRIPTION TO THE PROJECT

The block under consideration is located in the security zone of the historical center of Moscow. This is the Ostozhenka district. The area formed by the middle of the 19th century. In the early 2000s, when the rapid construction of tenement houses began, we never know what would have been built here, if not the 1914 war. All construction sites were frozen. I must say that in Soviet times, the area has changed little. An interesting combination of multi-scale and diverse residential architecture, mixed with open courtyards filled with greenery, has developed. In the 90s, the situation with the historical security zone changed dramatically. The conservation laws did not apply anymore and, despite the fact that the red lines of the building were preserved, Ostozhenka was rebuilt, superstructured and little remained of the previous genuine building.

Our block wasn't the exception. Almost all surrounding houses are built on floors and attics. Plots after the demolition of houses were not built up. The proposed project for the regeneration of this section of the block is based on an insolation calculation in order to obtain maximum construction volumes, which showed that the new volumes practically do not differ from historical buildings in terms of development spots. The proposed architectural solution is based on maintaining the configuration and style of the house number 1, adapting it while maintaining residential functions. As well as the restoration of the demolished building in former volumes and the construction of an underground parking lot for residents of the house. This version of the planning solution provides a common garage for 7 - 8 m / places and adaptation of the house into four residential blocks, each of which is three floors and has a separate entrance and its own staircase. The style decision for decorating the facades belongs to author.
