RESIDENTIAL MICRO-DISTRICT (MARFINO, 400,000 m2 of living space)

   The territory under construction is located in the immediate vicinity of the Ostankino estate, the historical estate of Count Sheremetyev. The historical and cultural complex is well preserved and now has a palace complex in the park, built in the mid-18th century. Here, Count Sheremetyev founded the first Russian theater. And the theatrical theme is visible in all buildings and in solving the layout of park prospects. The historical and architectural value of this place is unique and certainly gives a huge advantage to the investment interest of the developer.

BUILDING CONCEPT

  The main idea of ​​the architectural-planning solution is the same “Theatrical theme of the Ostankino ensemble”. This concept of theatrical perspectives and small areas, with their emphasis in small forms. All of them are subordinate to the main axis of the pedestrian street, directed through the botanical garden towards the Ostankino park, where the paths converge, forming a new axis of the Main Alley.

PLANNING STRUCTURE

   The basis was the project proposal of the architect Thompson, who proposed the English quarterly building system. Keeping the quarterly structure, the microdistrict received the main market square, a pedestrian street directed towards the Ostankino park complex, and the courtyards of the residential blocks were made private and turned inside the block, forming thereby a chain of green courtyards, increasing the space of intra-quarter streets.

ARCHITECTURE AND DESIGN

   In the architecture of the microdistrict, the same theatrical principle of facade solutions can be traced. Facades (stone, brick) are hung on a concrete whatnot.

MODULAR SCHEME

   The human module. The modular dimension is based on a four-column portico with a pitch of 2,800 m with a column height of two typical floors of 6,600 m. The facade structure has its own urban scale according to the classical scheme - an aqueduct house, and is built on a two-part basis. The lower part of the "aqueduct" is simple and mechanical, the upper part - the "house" is complicated by architectural details.

  Structural module This step (in the axes) also allows you to have an economical and comfortable for park machines constructive column spacing in the axes of 8,400 m.

   Such a scheme allows preserving compositional integrity and human scale in mass development.
