Design project for the construction of the “Apartment Complex”, located on the territory of the block that bounded by Neglinnaya street, Nizhny Kiselny and Zvonarsky lanes, developed on the basis of Order of the Government of Moscow No. 2435-RP dated 12/31/2003 “On the comprehensive reconstruction of block 84 of the Meshchansky district council of the Central Administrative District”. The main plot to be reconstructed is located in the western part of the block, within which there are three-story buildings along Neglinnaya street ow. 16A, p. 1.16 / 2, b. 4 and along Nizhny Kiselny lane, 16/2 b. 3, as well as a four-story house 16/2 b. 2, located inside the block.

    The complexity of designing an equipped territory lies in its history. The reconstruction that started at the beginning of the 20th century left behind the first phase of construction in the form of a 7-storey apartment building. In 1914, construction was stopped. Low-rise houses did not have time to demolish, and compositionally this block remained incomplete. Houses designed for demolition a hundred years ago, and stood to this day, and now, of course, have historical value. Historically valuable houses are in disrepair, and the only way practiced in this case is demolition followed by "recreation." And the problem of compositional "incompleteness" remains. Therefore, the project proposal under consideration offers the option of demolishing emergency historical structures.

   The proposed development option consists of two volumes on the general podium of the underground parking lot. The first one is a reconstructed 3-storey historic house on Kiselny lane. The facade of it proposed to be restored and built on another floor with an attic. In addition, the project of the architect Kondratenko involved four floors, but, for some reason, only three were built. The second volume is a six-story building overlooking the main facade of Neglinnaya street.

 

    The main type of construction: frame with monolithic ceilings. Facing materials: face brick, natural stone and plaster, ensuring the long-term operation of the facility. The selected materials do not contradict the traditional decision of the facades of the historical buildings of the central part of the city.

   Parking is located on three levels of the underground part of the “Apartment Complex”, 73 car places per floor. Entrance and exit from the parking is carried out from the side of Zvonarsky lane. The entrance arch to the landscaped territory of the “Apartment Complex” is located on the side of Zvonarsky Lane, providing access for fire engines.
