RECONSTRUCTION OF A RESIDENTIAL BUILDING WITH UNDERGROUND PARKING
Potapovsky lane, Moscow

2019 - 2022

  The building in question was designed in 1910 and built in 1913 by Otto Wilhelmovich Dessin for the Yakor insurance company. In the architecture of the house you can find features of neoclassicism and modernity. The structure of the house had features common to tenement houses. A large front staircase and two black ones. Six floors. Four apartments on each floor. In Soviet times, the building was reconstructed for office purposes and the interior decoration and details have not been preserved.
    The building is located inside the quarter and has an approach from Potapovsky Lane.
The architecture is hidden by the surrounding buildings. The main façade opens up from a strong angle as you approach the main entrance. The house can also be seen from Chistoprudny Boulevard (upper two floors and roof). This house can be attributed to the typical Moscow architecture of tenement houses of the early 20th century.
   The renovation project aims to return the residential function of the existing building. The main condition for the upcoming reconstruction is the preservation of the facade walls and dimensions of the building.
  Facades from Potapovsky Lane are subject to restoration. The new layouts and location of flights of stairs in accordance with modern fire regulations involve the partial breaking of window openings in the back of the house, as well as the arrangement of evacuation balconies and loggias.
  The project shows the general schemes of planning solutions for apartments. They do not affect façade solutions and can be changed during further development, taking into account the coordination of window openings.
