ARCHITECTURAL AND URBAN PLANNING CONCEPT OF DEVELOPMENT AND RECONSTRUCTION OF THE PLOT

  The building is located on the territory of the multifunctional public zone No. 11 of the Arbat district, Central Administrative District at the address Povarskaya 29/36 building 2, The existing building is L-shaped in plan, with the main facade along Trubnikovsky Lane, built in 1910, according to historical and archival surveys, it is defined as a valuable object of the urban environment.
    The reconstruction project provides for the preservation of the facade along Trubnikovsky Lane, an extension of the 7-storey volume from the southern end of the building and an extension of up to 7 floors of the yard part adjoining the new volume. Thus, the designed building is multi-storey, with a number of storeys from 1 to 7 above-ground floors and with two underground levels. The building retains its historical appearance with pitched roofs in the low-rise part. 
    The projected two-section multi-apartment residential building with a single entrance group from Trubnikovsky Lane and autonomous and for each section entrances from the yard. Also on the ground floor there are built-in non-residential premises for rent. Entrance to the underground parking is provided from Trubnikovsky Lane. Part of the roofs over the 1st and 2nd floors, as well as over the 6th floor, are flat and exploited and are used as apartment terraces. The task of the customer provides for the provision of each apartment with two parking spaces. When placing 18 apartments in the building, provided for in this project, this requirement can be met only if automated mechanical parking is used. The authors of the project also offer a variant with a traditional manege parking lot with ramps for 30 cars, for which it is necessary to enlarge the apartments with access to the terraces above the 1st and 2nd floors, thus reducing the total number of apartments to 15.
