PROJECT OF SYROMYATNIKI DISTRICT RESTORATION

1994 - 1996 

   The current state of the block (currently divided between several users) is characterized by a complex cutting of holdings and a significant degree of degradation associated with the deterioration of the capital fund - some buildings are in disrepair. Currently, only one building does not need reconstruction (pp. 25-26). Most of the buildings and structures on the site are used for industrial and warehouse purposes. Several buildings house small offices (p. 1, 12, 25-26). Large building 2 is resettled and needs major repairs. The main building - Gusev’s house (p. 27) is used for production purposes. The total area of ​​the buildings of the quarter is 7400 m2. A large number of various extensions, superstructures, sheds, garages, etc., made of various materials in the post-revolutionary period, destroys the existing ensemble, deprives it of structure and zoning. Currently, the territory of the block is almost completely devoid of green spaces, open spaces are littered garbage jammed by cars. Improvement systems are not available. A unique feature of the reconstructed quarter is that, being in the center of the city, in historical buildings, for 150 years it practically did not lose its face, did not undergo various changes, closed from all sides, cut off from the noise of Moscow streets. In the general ruinization of space, in rubble rubble, you can see brick facades, arches, cornices - factory architecture of the beginning of the century. A romantic mood is created. Maintaining this mood, enhancing the contrast between the external and internal world, became the main figurative task of the project. The project was executed in the spirit of “factory romanticism” of the beginning of the century. The idea is simple - practically without changing anything, we introduce several new architectural volumes, while completing the overall composition. New architecture: “house-tower”, “wall-aqueduct”, “pipe”, etc. - is not a fake for the old, it is a new architecture with intrinsic value. In the context of historical layers, beautiful accidents, a game of scale - all together constitute a single whole, a complete architectural ensemble. At the same time, this is not only a “romantic corner” - the whole complex has a modern structure and a clear functional relationship between all parts. The whole complex is revealed at the points of breaking the building line from two points - the entrances to the inner space of the block - southern and eastern. And from either point, the center of the composition is the “Gusev House”, a historically significant building, which is also the residence of the president of JSC “Master”. On the same axis as the “Gusev House” is the “Stylobate” - a semi-underground lobby, a kind of functional center of the complex. The "Aqueduct Wall" separates the block from the railway, compositionally combines the fragmented existing structures. The Tower House and Gates accent the entrances and exits of the complex. And he completes the composition “The Round House”, which fills the empty, “walking” space inside the block with its volume and silhouettely completes the composition of the ensemble from the outside. The semi-underground construction "stylobate", in addition to its transport function (entry and exit to the underground parking lot, loading of storage and utility rooms) is the main lobby of the entire complex, located at the basement level of the "Gusev House". From it we can get into almost all the buildings of the complex. Vertical and horizontal zoning allows both old and new buildings to function autonomously. The respectful attitude of the new architecture to the historically developed old, their compositional conversation, clear functional distinctions and the possibility of changing functions - these, according to the authors, are the terms that make up the harmony of a modern city. Based on historical and architectural studies, an analysis of the current situation and development status, as well as the general structure of the Syromyatniki district, the following reconstruction program for block No. 1125 can be formulated:

- Rehabilitation of the historical spatial planning structure of the block, which provides for the restoration of an architectural monument, reconstruction of building elements, preservation of urban planning parameters.

- Restoration of the ensemble of the city estate, reconstruction of the zoning of the block with the introduction of new space-planning elements in place of the lost.

- Full functional reorientation of the block. Based on the program of JCS "Master", it is planned to build a public-business and cultural center designed for the customer, but with the possibility of using various areas for citywide purposes.

The combination and interconnection of these seemingly opposite tasks makes it possible to create a complex, modern, multifunctional structure based on the current urban planning situation. A modern representative image is created, reflecting the claims of the customer.
