  The building plot with a total area of ​​0.66 hectares is located in the Central Administrative District of Yakimanka, Moscow, in a block bounded by Tatishcheva, Shukhova, Lesteva and Havskaya streets. A ruinized structure of a former eatery (built in the 30s) on the territory of the building proposed for demolition. The plot allocated for construction is located in the historical zone of town-planning regulation and the zone of regulation of development. Landscape analysis established high-rise building regulations. The maximum height of the proposed construction is 35 meters. The percentage of building 40%.

ARCHITECTURAL SOLUTION OF THE RESIDENTIAL COMPLEX

   The architectural design proposed for consideration has a three-dimensional spatial solution that maximally uses the capabilities of the site. And also, several options for functional solutions and decorative solutions for facades. As a result of the work, the angular version of the location of architectural volumes along Tatishcheva and Lesteva streets was chosen. We suggest to have a free courtyard space for residents of the house. Under the courtyard is a two-level garage with parking for residents of the house. Entrance to the garage is from Tatishcheva street and Lestev street. There are also driveways for vehicles inside the courtyard. Each residential block has its own entrance from the courtyard through the front lobby. From the side of Tatishcheva street and Lesteva street, the premises of the ground floor are leased to non-residential premises with independent entrance groups. Type of house - residential, nine-story, with a standard staircase and two elevators for each block section. (This is an acceptable norm if the last floor is less than 28 meters from the ground). Fire regulations also determined the presence of open balconies in each apartment above 15 meters from ground level. All apartments are insulated according to the norms, and external building volumes do not worsen the insolation climate of the surrounding houses.

 

FACADES ARCHITECTURAL SOLUTION

   Building has a large volumes and it does not fit into the surrounding morphotype of development, but these are small five- or six-story houses. Therefore, the architectural solution of the long body volume is visually divided into several independent facades with a common decorative solution. As a result, visually, we have a complex of four buildings with independent facades, united by a common style and decorative solution.

CONSTRUCTION SOLUTION

  Type of construction - frame, with monolithic ceilings, made on a common foundation plate. The walls are made of porous ceramic blocks, using high-quality facing materials - brick, stone, high-quality plaster. Architectural plastic - cornices, sculpture, stucco molding should be made of durable material such as "ArchiStone", fiber concrete.
