Urban planning rationale

 

    The outline proposal of the master plan for the development of the new part of Sudak was made taking into account the current situational plan with the actual preservation of existing buildings. It is proposed to preserve the two emerging regions of the Tatar and Cossack block, separated by the Suuk-Su river, the channel of which can be turned into a natural park. The construction of the New City is carried out in cascade, parallel to the line of the promenade, which is extended to the foot of Mount Alchak. The development is divided into three zones: The first includes a zone of sanatoriums and luxury holiday houses, as well as a VIP zone with a yacht club, in front of which there are cascaded outdoor pools. The second part includes a spectacular entertainment complex, which includes a shopping center, a high-rise hotel, as well as a stadium with audience seats for 3 thousand people. The boulevard with a cascade of fountains permeates the entire complex of the new building, starting from the promenade, which passes through the restaurant zone, the entertainment complex zone and ends with the Festival Hall. The Festival Hall complex is included in the third development zone. It consists of a horseshoe-shaped hotel, the rooms of which are comfortably facing north view, as well as a concert and conference hall and a public entertainment zone located on the first two floors. Transport access to the new complex is supposed to be carried out from the north by an understudy from Gagarin Street. The main parkings are located at the entrance to the stadium and under the area of ​​the entertainment center. And also, there are entrances to all parts of the complex and an emergency exit to the embankment. Parking has all the hotels located inside private areas. The recommended number of storeys for the first zone is 2-3 floors, for the second 3-4 floors, and the high-rise hotel is 10-15 floors, the Festival Hall building is 6 floors. The outline proposal of the general plan is a conceptual basis for the development of the draft master plan at the second stage of design. The third stage of design includes the development of volumes and layouts of specific structures.
