PROJECT OF VIVOSS LABORATORY

   The reconstructed house No. 13 is located in thee block bounded by Nizhnyaya Krasnoselskaya street, Kazan Railway and Olkhovskaya street. The building is located on the border of the railway branch and faces the main frontal facade. The main facade is visible from the Krasnoselsky overpass and the Spartak esplanade. The entrance to the building is through inside-block driveways from the courtyard. This house stands in a number of structures facing the Kazan Railway. The architectural appearance of this line took shape at the beginning of our century and is an ensemble of industrial-railway style. This is a long line of warehouses and railway services. Built of red brick with an abundance of architectural details, this ensemble, from the architectural and historical point of view, is without a doubt valuable to Moscow. Reconstruction involves the extension of office space with the main entrance from the courtyard and a superstructure of the house itself. The selected architectural style is the style of the original, the facade facing the Kazan railway. But the main emphasis is shifted in the opposite direction from the railway, towards the prevailing main entrance. It is the extension that should play this role. The project involves the development of a designated area within the boundaries of the development line (it is also the boundary of the technical zone) with the site left in front of the extension. It is supposed to use the underground space in two levels: 1) the upper one - a parking lot for 30-36 cars; 2) lower - warehouse and technical premises. The main two rooms are located on the first two floors: the lobby group, meeting rooms, conference and exhibition halls, management rooms, a buffet. On 3 - 5 floors - the main office space. 6th floor is technical. The annex provides additional stairs (evacuation) and elevators. The elevation marks of the annexe coincide with the elevations of the main building. Bathrooms are supposed to be placed in an old building. During the construction, it is supposed to be divided into phases with phased commissioning. The reconstructed block is complex, in addition to office and warehouse buildings, there are many residential buildings and parking lots. This complexity, inherent in a large city, implies serious beautification, where functional distinction is of paramount importance: The main entrance to the VIVOSS Institute complex involves the implementation of the 2nd Olkhovsky dead end along the exit, preserving as a fire exit, under the archway to Nizhny Krasnoselskaya street ( the main traffic load is taking place along this passage). Accesses to residential buildings are carried out on separate driveways with parking lots. Separate the territory of the VIVOSS Institute with a “hedge of trees” along the border of the territory and the fire passage. Planting wasteland and arranging a playground for residential buildings No. 15/17, No. 21, pages 1 and 2 there. Creating the necessary balance between greenery and asphalt, housing and offices, cars and people is a necessary condition for a comfortable stay in a modern city.
