PROJECT-CONCEPT OF OFFICE BUILDING WITH UNDERGROUND PARKING

  The reconstructed building is partially located on the territory of the city estate of A. D. Neguneva - E. I. Ivanova - P. N. Ivanov, XIX - early XX century, in which L. N. Tolstoy lived and worked in 1850-1851. The manor is an object of cultural heritage, the reconstructed building is not. It was formed by the confluence of two-storey stone service buildings of the estate (warehouse for goods of the merchant P. N. Ivanov) with a basement, part of the estate courtyard, built in 1911 (Sivtsev Vrazhek 34 p. 2) and one-story buildings of the neighboring household (Krivo Arbatsky per. 19 p. 2) built in the 1930s. At present, the state of the building is depressive, all decor has been lost.
  And, nevertheless, Building 2 is located in the protected zone and can be reconstructed in the existing dimensions. The facade of building 2 has not been preserved in the original and can be dismantled with the subsequent restoration of the original architectural appearance based on historical materials.
  The reconstruction consists in the complete dismantling of structures, with the exception of the basement under part of the courtyard of the estate, which is part of the protected zone of the Cultural Heritage Site of the OKN No.27 and the protected zone of the Monument of History and Culture PIK No.15.
  By order of the Department of Cultural Heritage, the facade of the reconstructed building is recreated on the basis of historical and archival documents. The reconstructed building has three aboveground levels - two floors and an attic under a pitched roof, as well as one underground, actually under the building and, adjacent to it, a preserved basement under a part of the estate courtyard.
  The building structures are monolithic reinforced concrete, the roofs are pitched, with small flat sections. The height and configuration of the roof provides standard insolation in existing residential buildings at Krivoarbatsky per. d.19, d.21.
  The functional purpose of the reconstructed building is administrative, in accordance with fire safety standards, one staircase is allowed for this purpose, area and height. In the basement there is a parking lot for 8 interdependent parking spaces, in two tiers, on lifts. The parking lot is equipped with a car lift. Also located in the basement are technical rooms.
Finishing of the building - cladding with front brick from the side of the estate, from the side of neighboring households - plaster with coloring. Pitched roofs with zinc-titanium coating and external gutters.
